The Lehigh Valley remains Pennsylvania’s second-most active construction market, well behind Greater Philadelphia but showing steady momentum. While industrial construction activity has dipped this year, a deep pipeline of proposed projects points to continued growth.
Currently, 2.9 million square feet of industrial space is under construction, set to boost the region’s inventory by 1.7%. This follows a robust three-year surge, adding 13 million square feet. Industrial availability has nearly doubled—from 9.9 million square feet in 2022 to an anticipated 17.7 million by mid-2025.
Among 12 speculative projects underway, three have recently secured tenants. The largest, PNK Harmony in Blakeslee, spans approximately 700,000 square feet, with options to subdivide down to 200,000 square feet. Completion is expected this summer.
Looking ahead, proposals for 81 new buildings totaling 30 million square feet could nearly double the region’s industrial stock, matching the volume added over the past five years.
