Amazon has signed one of Manhattan’s largest office leases of 2024 as it rapidly expands its footprint in New York and beyond.
To accommodate a growing in-office workforce, the tech giant leased 330,000 square feet across floors 3 to 11 at 10 Bryant Park (formerly HSBC Tower) in a 15-year deal. The company has also secured an option for an additional 145,000 square feet at the adjacent Knox Building, a historic Beaux-Arts property.
Located at 452 Fifth Avenue between 39th and 40th Streets, the 30-story tower sits across from Amazon’s New York flagship—its redeveloped former Lord & Taylor store.
Amazon mandated a five-day return-to-office policy beginning January 2 but was forced to delay in some cities, including New York, due to space constraints.
PBC disclosed that Amazon’s rent totals approximately $29.5 million annually—about $89.40 per square foot—with escalations after five and ten years. Amazon will receive 16 months of free rent and holds early termination rights after year ten. PBC will invest $53.8 million in tenant improvements, with a handover deadline of May 31.
In addition to this lease, Amazon continues to grow via a mix of direct leases, subleases, and flexible space partnerships, in cities like Miami and Mountain View, California.
