About The Pemberton Area

Pemberton is a very small community with a population of less than 1,500. The closest major highway is U.S. Route 206 west of town. As far as its potential for Pemberton commercial real estate, the area’s large amount of space make it an ideal spot for a warehouse, industrial building, or medical center. One of the largest employers in Burlington County is the Deborah Heart & Lung Center here in town.

Pemberton also is one of eight New Jersey municipalities that contain the 66-square-mile Joint Base McGuire–Dix–Lakehurst, the only three-service (Air Force, Army, and Navy) facility in the United States.

It is situated in the two largest counties in New Jersey – Burlington and Ocean – with the other seven municipalities being the borough of Wrightstown and the townships of New Hanover, North Hanover, and Springfield in Burlington County, and the townships of Jackson, Manchester, and Plumsted in Ocean County.

A Brief History of Pemberton Township

Pemberton Borough and Pemberton Township, neighboring municipalities in central Burlington County, have a shared industrial and agricultural history, host one of the nation’s largest military installations, are home to two strikingly different political figures, and contain acres of commercial real estate ready for development.

Pemberton, named for local landowner James Pemberton, had its roots in water power. Saw mills and grist mills popped up as early as the 1740s along the North Branch of the Rancocas Creek. A town grew up around the mills, with its main thoroughfare the present Hanover Street. The village soon contained a tanyard, two forges, a clockmaker, a furniture maker, a hat factory, three shoemakers, and a fulling mill.

This period of prosperity lasted about 100 years, until the Panic of 1837 thrust the county, and the country, into a depression. When recovery came, steam mills in larger cities drove the water-driven facilities out of business. About this time, Pemberton’s economy shifted to agricultural pursuits and farmers began cultivating cranberries, a crop which prospered in the marshy land near those once-industrial creeks and streams.

This was the beginning of New Jersey’s prominence in the cranberry industry. The Garden State currently ranks third in national production, behind only Wisconsin and Massachusetts.

Water, however, helped with the development of Pemberton’s largest non-incorporated community, Browns Mills, in the mid-19th century. The area became known as a luxury retreat for city dwellers who were attracted to the clean water.
