Camden City commercial real estate is continuing to make news in the larger Camden County real estate market, especially in the rapidly growing areas of education and medicine.
As the county seat for Camden County, Camden City is experiencing a new wave of commercial real estate development – especially along the Delaware River and its aquatic border with Philadelphia, the nation’s fifth largest city. It’s also home to satellite campuses of New Jersey’s two largest public universities – Rowan University (main campus in Glassboro) and Rutgers University (headquartered in New Brunswick) – and the Cooper Medical School of Rowan University.
In the recent past, Camden has seen the construction or renovation of such edifices as a minor league baseball park, a top-notch aquarium, corporate headquarters for several major companies (among them Subaru and L-3 Communications), a spiffy new training facility for the Philadelphia 76ers of the National Basketball Association, and luxury housing with the best view in the Delaware Valley of The City of Brotherly Love.
Probably the most striking example of this construction boom – the Victor Lofts apartments – is the current incarnation of what had been known as Building 17 of the main RCA Victor Corporation complex. The structure still features the four-sided dark red brick cupola with the iconic stained-glass windows of Nipper the dog. Nipper, believed to be a cross between a Jack Russell Terrier and a Smooth Fox Terrier, served for years as the RCA corporate logo.
While Nipper, from his perch above the waterfront may be more visible, Walt Whitman is clearly the most famous Camden City inhabitant. Arguably the most celebrated of all American poets, Whitman lived in Camden for the final two decades of his life, and purchased the only home he ever owned at what is today 330 Martin Luther King Jr. Boulevard. That house, a two-story Greek revival-style dwelling, is now a National Historic Landmark, and one of Camden City’s most popular tourist attractions.
Another fun stop for tourists in Camden City is the Campbell Soup Corporation headquarters which fittingly is located at One Campbell Plaza. Campbell’s recently purchased a prime piece of Camden City commercial real estate and built a new corporate headquarters on the location. The Campbell’s Kids, advertising icons on the level of their municipal neighbor Nipper, first graced the company’s marketing efforts in 1905 and, while usually pictured in pairs, there were 16 individual “kids” over the years.
Demographically speaking, Camden City is the most populous municipality in Camden County, with a 2010 U.S. Census population of 77,300 residents, slightly more than Cherry Hill Township with 71,000. Gloucester Township is in third place with 64,600 inhabitants. Camden City has experienced about a 3.3 percent drop in population from 2000 census figures.
While it’s number one in population, Camden City is seventh when it comes to area. With 10.3 square miles of land, it sits between Voorhees Township (11.6 square miles) and Lindenwold Borough (4 square miles) among the 37 municipalities in Camden County. A densely populated area like this makes it a prime location for smaller restaurants, industrial plants, and other businesses seeking a large pool of potential employees and customers.
